DHSUD expands 4PH housing program with new options

The Department of Human Settlements and Urban Development (DHSUD) has recalibrated the Pambansang Pabahay para sa Pilipino (4PH) program to offer more housing choices at better prices.

The program's expansion includes horizontal housing options like subdivision-style row houses, house-and-lot packages, and lot-only purchases, in addition to condominium-type developments.

DHSUD Secretary Jose Ramon Aliling stated that the broadened housing modalities aim to make homeownership accessible to every income segment in society, providing real choices based on affordability.

The monthly amortization for a P1.8-million condo unit can drop from P11,200 to P5,800 using a Pag-IBIG loan with a 3 percent interest rate and an additional 2 percent government subsidy, compared to the standard 6.25 percent interest rate.

Department Order 2025-021 transforms the 4PH into a "beneficiary-centric" program focused not just on building homes but also on promoting dignified living.

Homebuyers can now directly approach developers of their preferred socialized housing projects, the Pag-IBIG Fund, or the DHSUD itself to process their applications.
