Marcos Jr. signs law extending land lease for foreign investors to 99 years

President Ferdinand Marcos Jr. signed Republic Act No. 12252, extending the land lease limit for foreign investors to 99 years.

This law amends the Investors' Lease Act to encourage foreign investment and create a stable environment for them.

The lease contract must be registered with the Registry of Deeds and annotated on the certificate of title.

Foreign investors must demonstrate social and economic contributions to the Philippines for lease renewal.

Withdrawal of investment or unauthorized use of the leased land can lead to ipso facto termination of the lease contract.
